Renovation &
Restoration

Visualization
Architectural drawings tell professionals how a building will be built. Photorealistic 3D renders show you how it will actually feel to live in it — the light at a particular time of day, the texture of a material, the relationship between spaces. They are an invaluable tool for confident decision-making before construction begins.

asked questions
How long does a typical project take?
It depends on the scope. A full architectural project, from first meeting to completion of construction, typically takes 18 to 36 months. The design and permitting phase alone usually takes 6 to 12 months. We always give you a realistic timeline at the outset and keep you informed throughout.
Do you work outside of Crete?
Our practice is based in Heraklion and most of our work is in Crete, where we have deep knowledge of local planning conditions, contractors and suppliers. We are happy to discuss projects elsewhere in Greece on a case-by-case basis.
Can you work with my existing contractor?
Yes. We are happy to work alongside a contractor you have already chosen. We will carry out our usual supervision role and ensure the work meets the design standards, regardless of who is building.
What is your fee structure?
Our fees are calculated as a percentage of the total construction cost, in line with the guidelines of the Technical Chamber of Greece. We provide a clear fee proposal before any work begins so there are no surprises. Contact us for a tailored quote.
Do you handle the building permit on our behalf?
Yes, permit management is a standard part of our service. We prepare all documentation, liaise with the local planning authority and follow up on any requests for additional information. You do not need to deal with any of this directly.
What is the minimum project size you take on?
We work on projects of all sizes, from single-room renovations to large private residences and commercial spaces. What matters to us is that the project is one where careful design will make a meaningful difference, not the size of the budget.
How involved will I need to be during the project?
As involved as you want to be. Some clients prefer to be closely engaged at every stage; others prefer to trust us to manage the process and be updated at key milestones. We adapt to what works best for you.
Can you help with an unauthorized structure?
Yes. We have extensive experience with the regularization (τακτοποίηση) of unauthorized structures under Greek law. We assess the situation, advise on the most appropriate route and manage the entire legalization process.
